WRlogo01PNGWHO WE ARE:  Weston Ranch Community Association IS NOT a Homeowner’s Association (a HOA requires 100% owner approval, a private common area, and specific assessment language in the CC&Rs), except for our gated community in unit 77. The mission of the Community Association is to help unite and organize all 78 units of Weston Ranch, and each 5600 homes. This process involves making our area safer by promoting the importance of Neighborhood Watch in every neighborhood, and protecting our homes and investment by ensuring each neighborhood (called “units”) are not experiencing reckless blight and gross negligence. Further, much like “Habitat-for-Humanity”, we are an outreach volunteer group to assist those who need help in keeping their homes in compliance. The senior citizen, single parents, or handicap are especially in need: we reach out to help them and others. Finally, we are a group focused on uniting our community and one way we do that is organizing the “Welcome Wagon” group for new residents.

WHAT WE ARE:  Weston Ranch is a planned development with CC&R’s (Code Covenants and Restrictions) signed and agreed to by each property owner, and recorded with the Deed and title with the County Recorder’s Office (see list bottom of page). These basic rules are an agreement that all owners and renters have entered into. Each unit is specifically allowed to organize “committees” and nominate “Representatives” to help each neighborhood identify the problem areas, and if necessary assist those homeowners in need by granting reasonable variances or delaying code enforcement by enlisting community volunteers ready to help the neighbor come into compliance. The Weston Ranch Community Association’s mission is to assist with this organization, to help those residents in need, and to unite each unit into a centralized body of CC&R and Neighborhood Watch unit Representatives sharing the common bonds and forming the official voice authorized as one Weston Ranch.

CC&R’s are STOCKTON CITY CODES:  Organizing our neighborhoods are how we LOOK OUT FOR ONE ANOTHER and protect our investments!  Below are the Stockton City Codes. Neighbors CAN BE CITED RIGHT NOW by Stockton Code Enforcement!!  However, we WANT TO HELP YOU!  If an “administrative” committee structure is in place (based on EXACT CC&R Unit language), we can HELP by getting volunteers (see above “Clubs” and other links Menu above) to assist those in need in our community, and potentially offer a variance depending on each particular situation: there is much we are authorized to do!  There are many more benefits to getting our neighborhoods organized and finding common issues which unite as all.  We CAN VOTE on things, respond to surveys, and project ONE VOICE as an organized, centralized community. Currently we are disjointed with 78 different units/neighborhoods: we need to UNITE!    This is a new endeavor for Weston Ranch, and what the Community Association is all about.

GOAL(S):  Weston Ranch Community Association strives to unify all of the associations, committees, schools, organizations, clubs, officials, and individuals into one centralized Weston Ranch community voice and tie all this information here on this website.   Our goal is to outreach and involve each resident, business, and official partners in a shared goal of improving the quality of life and property values of the entire 78 unit subdivisions. With planned monthly newsletters mailed to each residence, polls and surveys per unit, improved security surveillance, Neighborhood Watch outreach, professional regional activities and annual events, plus advocating to improve the quality of life for the betterment of every segment and stakeholder in the community.  The Community Association  respects you, values you, and will soon be knocking on your door or asking your residence to join our membership list.

HOW TO GET INVOLVED IN YOUR COMMUNITY:  Read the “Unit Page” you live in (links found in Menu).  Is your Neighborhood Watch active on your street?  Is the CC&R Group formed?  Do you have a Representative listed for the Weston Ranch Community Association?  Do you see the “RED” inactive or the “GREEN” active?  Imagine how proud you will feel when someone searches YOUR street and sees it is GREEN and ACTIVE!  Are you interested in increasing you property value and neighborhood atmosphere by helping to get these things started in your neighborhood, to actually get to know your neighbors and keep an eye on your neighborhood?   Or, can you help the elderly, disabled, and other individuals resolve their property issue such as a fence repaired, lawn mowed,  or some other blight? Would you like to serve on a neighborhood committee, or be a Representative on the W.R. Community Association?  How about help with a Welcome Wagon group, or the numerous fundraising and event activities?   We need YOU!  Leave your name in the comments section and let us know how you would like to participate (note: comments can also be found in each unit page).  We hope to hear from you and will be in contact with you soon!  We will be sending either a letter in the mail, or a knock on the door: but Weston Ranch is looking up and reaching out to you!

    Welcome! Is it possible to include our non-profit organization to your Links of Weston Ranch?
    We provide free baseball training camps for children ages 9-15 here at Paul E. Weston Park
    Our next camp is on Friday July 19th from 10:00-noon.
